How many washes hotel linens last

A hotel sheet usually lasts 100 to 150 industrial washes, or about 12 to 24 months of use, and a good towel lasts 150 to 200. Those figures come from industry suppliers, not an independent study. Your real number depends on the fabric, the wash process and how the piece gets treated in the hotel.

Knowing that number gets you something concrete: it tells you what each use of a linen item costs and when you'll need to buy. It also warns you if your linens are wearing out sooner than they should.

Where those figures come from

The sheet range comes from a white paper by Solenis, a supplier of laundry chemicals. The towel range comes from a hotel linen supplier. Other manufacturers publish higher numbers. When a salesperson gives you a figure, ask under what conditions it was measured.

We found no study that sets a standard. So treat these ranges as a starting point for budgeting, and replace them with your own data as soon as you have it.

What shortens a linen's life

The most common causes are in the process and in daily use:

  • Badly set temperature and chemicals. Too much chlorine weakens the fiber.
  • Overdrying. Fabric left too long in the dryer turns brittle and weak.
  • Overloaded machines. Friction goes up and linen comes out less clean, so it has to be rewashed.
  • Rewashes. Every piece sent back for a stain burns another cycle.
  • Misuse in the hotel. Towels used to wipe off makeup, shoes or spills, or room linen turned into improvised rags.
  • No stock rotation. If the top of the pile always gets used, those pieces wear out first while the bottom sits idle.
  • Low-quality fabric. Fiber, weave and seams set the starting point.

How to work out the cost per use

The purchase price is misleading. What matters is what it costs each time the piece reaches a bed. The formula is simple: cost of the piece divided by number of washes.

An example with hypothetical numbers: a MXN 300 sheet that lasts 120 washes costs MXN 2.50 per use. If a harsh process cuts its life to 80 washes, the cost rises to MXN 3.75 per use, 50% more, without any change in who sells you sheets.

This also changes how you compare fabrics. A pricier sheet that lasts more washes can be cheaper per use. Before buying in volume, ask for samples and put them through your real process.

What that means in months

To turn washes into months, you need to know how often a piece gets washed. That depends on occupancy, your linen change policy and how many sets you keep per bed.

A hypothetical example: with three sets per bed and daily changes in a full hotel, each set gets washed every three days, about 120 washes a year. A sheet good for 120 washes would last one year. At 70% occupancy, or with changes every second night, it lasts longer. Fewer sets concentrate the use, and pieces wear out sooner.

When to retire a piece

The wash count isn't the only thing that decides. Retire a piece early if it shows any of these problems:

  • Stains that stay after treatment.
  • Holes, pulled threads or open seams.
  • Fabric that looks thin or see-through when held up to the light.
  • Yellow or gray tones that won't come back.
  • Towels that have lost absorbency or turned rough.

How to know how many washes each piece has had

Without a record, nobody knows. You can estimate by purchase date, marking batches with a colored thread or a monthly label. That gives you an average per batch, which is enough for many small hotels.

With an RFID chip, each piece builds up its wash count in the system. You might see a sheet at 142 of 200 washes, for example, and know how much it has left. That lets you budget next quarter's replacements by item and spot a batch wearing out faster than another.

Our chips withstand more than 200 industrial washes, so they can follow a piece through its working life. With full service, the chip and its replacement are included.

If you don't know how many washes your linens last, start by measuring one item: the one you buy most. That gives you your first cost per use, and you can buy from a number instead of a hunch.
